Just since the bubble hasn’t popped yet doesn’t imply that the bubble isn’t true. One of the essential drivers of the housing marketplace and home values is unemployment (or lack of it), as that drives self-confidence and wage development – important factors to whether or not people get their initial property, existing home owners move up the house ladder and even purchase to let landlords have an appetite to continue getting buy to let house.
The situations of Burnip and Gory pre-date the bedroom tax, but are relevant simply because they concern reg,13D, Housing Benefit Regulations 2006 as it is what the bedroom tax was modelled on. Under reg.13D, a private sector tenant’s nearby housing allowance (i.e. the maximum amount of housing advantage they are entitled to) is calculated, in portion, on the number of bedrooms to which the tenant is entitled.
The Higher and Low estimates are roughly proportional to the observed homeownership rate decline for several age groups older than age 45. In contrast, these estimates quantity to only about half the size of the homeownership price decline amongst households aged 36-45, and only a modest share of the homeownership price decline amongst households younger than 36. Because 35 year-olds in 2015 were only 25 at the peak of the housing crisis in 2005, this pattern is possibly not surprising.
And according to the 2013 American Housing Survey, units in tiny buildings with two-4 units represented just 16 % of multifamily rentals built in between 2003 and 2013, and just 9 % of all rental units built over this time period (Figure 3). In contrast, apartments situated in multifamily buildings with at least 20 units made up the biggest share of new construction—29 percent—during the past decade, followed closely by single-family detached rentals.
